3-Building, Last-Mile Warehouse Project Breaks Ground In Prince George’s County

This planned expansion of the Hargrove Industrial Campus is just north of Glenarden, a couple of miles up Highway 704. This is a great opportunity for bringing new jobs to the cities residents. Also a great catalyst for developing new residential housing on Highway 704 and other nearby sites in the City.

The rise of e-commerce and the need for distribution facilities near population centers are pushing developers to break ground speculatively on last-mile warehouse projects, with the latest in the D.C. suburbs.

CGMG Development and AEW recently began construction on three new buildings totaling 400K SF at the Hargrove Industrial Campus in Prince George’s County. The project is expected to deliver in spring 2020.

The project sits near the intersection of the Beltway and U.S. 50, roughly 7 miles from the D.C. border. The developers will build the three new industrial buildings around an existing 325K SF warehouse that event company Hargrove LLC has occupied for 20 years.

The new buildings will feature 32-foot-tall ceilings and over 850 parking spaces, including at least 150 for trailers and service trucks. The developers will also renovate the existing building to double the loading doors, add surface parking and add a new security station.
